Selecting the right lot to fit your lifestyle wants and needs is a decision that will affect your family for years to come. Here are some tips to consider during the selection process.

1-Look around in neighborhoods where you would like to live
2-Do not over build. Build a home with similar square footage to the surrounding homes.
3-Trees are usually a positive, keep in mind the associated cost to clear the land.
4-Review all local zoning requirements and setbacks to determine the home foot print.
5-Some subdivisions have restrictive covenants that govern the home design, square ft, ect.
6-What are the property taxes, how close is public transportation, is the grocery store and shopping areas close?
7-What utilities are available at the street? (Gas, cable, town sewer, ect.)
8-Is there a yearly subdivision fee?
9-Does the lot slope and where would a house sit?
10- Will this lot require hauling soil in or out? (Additional trucking costs)
11-How will this effect the lot drainage? Will you need additional waterproofing steps?
12-Has the lot be surveyed recently? (Do not go by rock wall, fencing, or where the neighbors shed is)
13-Any potential environmental problems? (Commercial run off, stream, wetlands, BOX turtles..)
14-Will I get a clean & clear title? (Do not close until you do!)
